The Best 10 Suburbs of Charlotte To Live in 2022-2023| Moving to Charlotte, North Carolina | Part 1

Are you thinking of moving to Charlotte North Carolina, but not quite sure which suburb will work best for you and your family? Well, I will be talking to you about the Best 10 Suburbs of Charlotte to live in 2022-2023. I’ll fill you in on the location, size, population, schools, shopping, places to go, what it is known for and real estate. This video is different from other videos that you might have seen before because I’m going to take you on a drive. So let’s hop in.

Davidson

Davidson is a quaint, college town located north of Charlotte. It is 5 square miles in size and has a population of fifteen thousand nine hundred thirty-eight (15,938) according to WorldPopulationReview.com for 2022.  Davidson is about twenty six (26) miles north of Uptown Charlotte via I-77, and is part of the Lake Norman area.

The schools in Davidson are excellent. Public schools are in the Charlotte-Mecklenburg School District. According to Niche.com, the public schools in Davidson are: Lake Norman Charter; the Community School of Davidson; Pine Lake Preparatory School; Charlotte Engineering Early College; and the Collaborative College for Technology and Leadership. Interestingly, most communities in Davidson are assigned to William Amos Hough High School, a highly-rated public high school located in the town of Cornelius. Davidson K-8 is also a great school for, as the names indicates, Kindergarten to 8th grade. 

Davidson is best known for Davidson College which is among the country’s strongest and most selective liberal arts colleges, ranked number 15 in the U.S.

Downtown Davidson is just across from Davidson College, Davidson Library and playground. Downtown Davidson is a wonderful, walkable area, where you can enjoy shopping and dining from among a wide array of restaurants on Main Street, with its flower-lined sidewalks.

For the month of July 2022, the median price for Davidson real estate was six hundred eighty five thousand dollars ($685,000). The highest price that sold was one million six hundred seventy thousand dollars ($1,670,000) and the lowest price was two hundred seventy thousand dollars ($270,000).

Cornelius

Cornelius is a lakeside town in Lake Norman that is twice as big as Davidson with thirteen (13)square miles and more than thirty two thousand (32,000) in population. Cornelius is off Exit 28 on Interstate 77, just 18 miles from Uptown Charlotte on Exit 10.

When it comes to schools in Cornelius, the public schools are highly rated – JV Washam Elementary, Bailey Middle and William Amos Hough High School.  Lake Norman Charter is an excellent school in nearby Huntersville that is available by lottery. There are also several excellent private schools nearby: Saint Mark Catholic School from Kindergarten to 8th Grade, Christ the King High School, Lake Norman Christian School and Southlake Christian Academy.

There are many places to enjoy the outdoors in Cornelius such as Ramsey Creek Park featuring forty three point seven (43.7)-acre of waterfront park, a boat launch, lake beach with view of the beautiful homes at The Peninsula across the lake, nature walking trails and dog park. It is also a great place to watch the sunset.  Another park in Cornelius is Jetton Park, sitting on 104 acres, with a smaller beach, nature hiking and walking trails and picnic areas. There are several places in Cornelius to enjoy boating, fishing and swimming at Lake Norman

If you love the idea of dining while watching the sunset on Lake Norman, make sure you visit the Port City Club and Hello Sailor, two restaurants on the water in Cornelius.  They have amazing specialties and a great drink menu to enjoy while the sun sets. There are also several shopping areas to check out in Cornelius along Catawba Avenue and on Main Street in Downtown Cornelius.

Cornelius has many waterfront communities, the most popular and desirable one being The Peninsula, offering many beautiful homes along the water and on the golf course.   

For the month of July 2022, the median price for real estate in Cornelius was five hundred eighty-nine thousand dollars ($589,000). The highest price of a home sold was two million two hundred seventy-five thousand dollars ($2,275,000), and lowest price sold was two hundred fifty thousand dollars ($252,000).

Huntersville

Huntersville is the third Lake Norman city to make my list of Best 10 Suburbs of Charlotte to live in 2022-2023. It is the closest Lake Norman town to Uptown Charlotte which is about a 20-minute drive on I-77. Huntersville is a fast-growing town with approximately 64,000 residents and the second largest in Mecklenburg County at forty one point three (41.3) square miles.

Huntersville is also in the Charlotte-Mecklenburg School District for public schools and is home to Grand Oak, Huntersville, Barnette and Torrence Creek Elementary schools, as well as JM Alexander and Francis Bradley Middle schools. Lake Norman Charter is an excellent lottery school in Huntersville for grades K-12. The northeastern part of Huntersville goes to William Amos Hough High School while the rest of Huntersville goes to either Hopewell or North Mecklenburg High School. There are also private schools in Huntersville such as St. Mark Catholic High School, Christ the King High School, Southlake Christian Academy, Phoenix Montesorri Academy and the Christian Montessori School.

Take your family to enjoy the day at historic Latta Plantation, the Carolina Raptor Center, Discovery Place Kids, Frankie’s of Charlotte or, in the Fall, the Carolina Renaissance Festival. Go to Blythe Landing Park for a family picnic, see launching of boats, take photos of Lake Norman or play sand volleyball with friends. Birkdale Village is a great place to enjoy shopping & dining at an outdoor mall.

Birkdale Village is an urban mixed-use commercial and residential community in Huntersville 15 miles north of Uptown Charlotte. It has numerous restaurants, bars, Starbucks, big stores like Dick’s Sporting Goods, Barnes & Noble, Banana Republic, Victoria’s Secret and many other famous shops. Above the stores are apartments and offices and behind this outdoor mall are residential homes where residents can walk to see a movie, dine and shop. It is a popular destination in the Lake Norman area.

Let’s talk about real estate overall in Huntersville. As of the end of July 2022, the median price for sold homes was five hundred fifty thousand dollars ($550,000), the highest price was one point two million dollars ($1.2M) and the lowest price was one hundred seventy thousand dollars ($170,000).

Denver

Yes, it’s not just in Colorado, we have a Denver in North Carolina. Denver is the 4th town in Lake Norman to make my list of Top 10 Best Suburbs of Charlotte to live in 2022-2023. Located in Lincoln County, where you can enjoy low property taxes, Denver is a small but rapidly growing lakeside town of almost six square miles on the west side of Lake Norman. It is northwest of Charlotte and has a population of approximately thirty-two hundred (3,200).

Even though it is small, Denver has everything residents need. Located near the intersection of Highways 73 and 16 are three supermarkets – Publix, Harris Teeter and Food Lion – as well as Lowe’s Home Improvement, Walmart, restaurants, fast food, banks, gas stations, medical and dental offices. Denver has easy access to Uptown Charlotte and Charlotte Douglas International Airport, which is only 25-30 minutes away via Highway 16. By travelling east on Highway 73, you can get to neighboring Huntersville and I-77 in just 15-20 minutes.

These are some of the top-rated public schools in Denver in Lincoln County School District; Pumpkin Center, Rock Springs Elementary, Catawba Elementary Springs, and St. James Elementary School. Middle Schools are North Lincoln and East Lincoln Middle Schools while high schools are North Lincoln and East Lincoln High Schools.

Lincoln Charter School is also a great school to prepared high school students for college.

Since Denver is a neighboring town of Huntersville, some children also go to private schools located in Huntersville.

Denver is known for its many waterfront communities such as Governor’s Island, Governor’s Landing, Sailview, Norman Estates and many other smaller communities with wide open views of Lake Norman. A lot of people from out-of-state are now recognizing Denver. That is why Denver real estate is thriving. Belmont

Belmont is a small suburban city in Gaston County, North Carolina, located about 13 miles west of uptown Charlotte and 9 miles east of Gastonia. It is a nice suburb of Charlotte with twelve point fourteen (12.14) square miles and a population of fifteen thousand nine hundred ninety six (15,996).

Belmont Abbey College is a private institution in Belmont and was founded in 1876.  It is a small Catholic, Benedictine liberal arts institution, welcoming a diverse body of students regardless of religious affiliation.

Belmont has a nice, walkable little downtown where you can enjoy shopping at local stores, Piccolo Antique Mall, Catawba River Antique Mall and local restaurants such as String Bean and Nellie’s, a restaurant owned by the father of the Jonas Brothers.

One of the biggest attractions in Belmont is the Daniel Stowe Botanical Garden, with one hundred ten (110) acres of spectacular gardens of tropical plants, orchids, annual and perennials flowers, sparkling fountains and walking trails.

Another place that’s great for families is the Loftin Riverfront Park where you should visit the playground, fishing pier, several pavilions, a picnic and party area, and kayak and canoe launch.  On the Catawba River is the Belmont Rowing Center, for both recreational and competitive rowers.

Now, let’s talk about Belmont real estate. Belmont has some waterfront homes for sale on Lake Wylie, such as at McLean South Shore, a beautiful community with waterfront and waterview homes.  The median price for homes sold in the month of July in Belmont was four hundred seventy one thousand seven hundred forty dollars ($471,740), the highest price sold was two point one million dollars ($2,100,000) and the lowest price was one hundred seventy thousand dollars ($170,000).
