Charlotte MSA Market Report, October 2019 VS  October 2020

Charlotte MSA (Metropolitan Statistical Area) includes Cabarrus, Gaston, Iredell, Lincoln, Mecklenburg, Rowan and Union Counties in North Carolina and Chester, Lancaster and York Counties in South Carolina.

From the chart, new listings in October 2020 went up by 6% compared to October 2019. Pending Sales went up by 19.5%, Closed Sales increased by 10.4%. Median Sales price in October 2019 was $258,000 while October 2020 was $298,000. Average Sales Price in October 2019 went up by 16% which is now $358,615.  The percentage of Sold Price over Listing Price has gone up from 96.6% to 98.9% and the days on market has improved from 45 days to 27 days.

We have a very low Months Supply on Inventory which is only 1.1 months. Charlotte MSA is a Sellers’ Market!
