This month’s “community of the month” is one of our favorites: Cresswind Wesley Chapel, a wonderful gated 55+ community by Kolter Homes, located in the town of Monroe, North Carolina, a suburb in Union County to the southeast of Charlotte. One of only 3 gated 55+ communities in the Charlotte area and offering 10 different floor plans with 9 different elevations – no cookie cutter-looking community here – Kolter Homes has brought its “new and improved” floor plan and amenity ideas to Cresswind Wesley Chapel from Cresswind Charlotte. Homes are 1-story and 1.5-story, ranging from 1,668 square feet to over 2,809 square feet, with 2 and 3-car garages and numerous pre-designed structural options. This is an a la carte community, where buyers can select the lot, the floor plan and all the structural and design options. We haven’t had the opportunity to visit but have heard from several clients that Kolter’s design studio is like a candy store. So beware those with a sweet tooth for bright and shiny upgrades!
Nestled in the quieter countryside, Cresswind at Wesley Chapel is deceptively close to everything you could need. A 5-minute drive will get you to the Village Commons in Wesley Chapel, with its Harris Teeter chain supermarket, restaurants, medical facilities, and everyone’s favorite, Target. Seven minutes further will bring you to more local markets and shopping, and another 5 will find you at Waverly Shopping Center in South Charlotte, where there is major shopping, dining, hotels, nightlife, and corporate offices including a Whole Foods headquarters. This is just the beginning of the South Charlotte experience from Cresswind Wesley Chapel. If low property taxes are important to you, as it is to almost everybody, you won’t find much lower in the Charlotte market than at Cresswind Wesley Chapel. As part of unincorporated Union County, the tax rate is .6255 per $100 of assessed value, which is the lowest you’ll find around. So, for example, for a home assessed at $500,000, your annual property tax at this rate would be an incredibly low $3127.50. Pique your interest? It certainly has for many others.
With nearly 1/3 of the planned 606 homes sold in under 2 years, this community is selling quickly, and it is certainly one for the active adult buyer to watch. In fact, for single-family homes, Cresswind at Wesley Chapel is the fastest-selling community in the Charlotte market…and the amenities are not even available yet! On track for its grand opening in early 2024, the nearly 20,000 square feet Clubhouse Cresswind will feature a state-of-the-art fitness center, outdoor pool with lap lanes and sundeck, an outdoor spa, an art studio with ceramics, event rooms, an event lawn with covered stage for outdoor entertainment, courts for bocce and tennis, and oh yes, the largest number of private pickleball courts in the Charlotte area with 12. Not only in terms of the number and quality of facilities but also the quantity of activities, the Trilogy “good life” makes us of think “amenities on steroids” every time we visit.
Of course, I’d be remiss not to mention one of Trilogy homeowners’ favorite perks. Being minutes from Lake Norman, homeowners enjoy membership to the Freedom Boat Club, which allows you to reserve a boat on the lake at no expense other than the cost of fuel.
